Housing
All covered buildings MUST meet FHA access guidelines. If used as a hotel OR constructed with Federal funds further requirements apply.
Multi-family housing buildings constructed after March 13, 1991 with 4 or more units are governed by the Fair Housing Act (see HUD’s Fair Housing Act Design Manual (PDF, 27 MB)). Public housing and projects receiving Federal money must also meet HUD Section 504 accessibility requirements (Section 504 regulations, 24 CFR Part 8); see also Accessible Housing Facilities: The ADA, FHA and Section 504 (PDF slides, 1.6 MB). In addition and even buildings not covered above, the operation of a business, management/leasing office or hosting of public events trigger ADA Accessibility Standards and other local laws. You need to know where you stand, and ADA-Expert makes sure architects and contractors meet their marks. Our plans review services and construction monitoring services reduce the cost of mistakes by fixing them while it can be done at low or no cost to you. Once your contractors are paid it’s too late.
